Seniors’ New Year’s Eve Ball

Kingston, December 31, 2011:

Thanks to the generosity of community supporters, Kingston NY area seniors danced the night away waiting for the 2012 ball to drop. The annual  New Year’s Eve event was held at The Hillside Manor, a leading fine dining and events facility. Host Denni Demosthenes managed to get all guests to the table despite the many attendees who arrived up to an hour early! Over 350 seniors attended and enjoyed a full dinner and dessert, dancing to both live and DJ’d music, a champagne toast and, of course, New Year’s hats and noisemakers. The music makers mixed it up with the predictable old favorites and many contemporary hits that got everyone on the floor rocking.

For the third year, the main sponsors were Birchez Associates, the Bruderhof, and the Demonthenes family which owns The Hillside Manor. Other local purveyors also helped out. For example, Adams Fair Acres Farms donated beautifully prepared (and delicious) cookie platters for each table, Deisings Bakery provided the  dinner rolls.

The smiles of the seniors were evident at the festively set tables in both the full rear ballroom and the restaurants front function room. Not to be outdone by the decor, many of the ladies were “dressed to the nines.” As one quipped, “Where else am I going to get the opportunity to get so dressed up. I love it!” Join the festivities via video (only a minute and a half in length) in which Birchez principals Steve and Judy Aaron welcome one and all.

Several political leaders stopped by to lend their support, most notably Congressman Maurice Hinchey who greeted many by name. Outgoing legislator Walter Frey and encumbent councilman Jimmy Bruno traveled from Saugerties. Majority Leader for the Kingston Common Council Tom Hoffay was in early attendance. Newly elected Alderperson Deb Brown, 9th ward Kingston, shared her thoughts on the video.

This Thursday, November 10, 2011, at 8:35am*, My Kingston Community Radio (myKCR.org, 920 am also known as WGHQ) once again shares the mike with K.J. McIntyre, Director of Marketing for Birchez Associates, for Senior Spotlight of the Month. This month’s spotlight is on Jewish Family Services of Ulster County and will feature Sharon Murray-Cohen, LMSW. Sharon, who is the JFS Executive Director, will speak about the services offered to seniors and their caregivers.

One often mistaken notion is that you have to be Jewish to utilize Jewish Family Services. Far from it; somewhere around one in ten clients of JFS is Jewish. JFS, in addition to programs provided by staff and licensed social workers, also has a volunteer program to assist seniors. Whether it’s just a call of reassurance, or accompanying a senior to the doctor’s office or shopping, these activities done by volunteers can make a huge difference in a senior’s quality of life. Birches At Chambers Affordable Housing Development Awarded LEED Platinum Certificate

KINGSTON – Congressman Maurice Hinchey (D-NY 22nd district), Ulster County Executive Michael Hein, and others gathered on Monday, July 11 to celebrate the LEED Platinum certification of The Birches at Chambers affordable housing development here and to discuss the findings of a report on Green Housing & The Baby Boomers.

Discussion points included economics, health, affordability, population projections, and the local green connection. Others who spoke about the importance of green building, sustainability, and affordable living were Steven L. Aaron, founder and managing member of Birchez Associates LLC, Greg Watson, assistant commissioner for regional affairs for NYS Homes and Community Renewal, William C. Janeway Region III director, Department of Environmental Conservation, and Joseph Malcarne LEED AP and president of Malcarne Contracting.

Following the formal remarks outside The Birches at Chambers, the multi-apartment, affordable senior housing received its LEED Platinum certificate, the highest attainable green building label by the U.S. Green Building Council. Tours of the facilities, conducted by LEED knowledgeable guides, followed.

The Birches at Chambers is the only Hudson Valley multi-family to attain LEED Platinum certification. With 66 one- and two-bedroom apartments, it is the third largest low-rise multifamily affordable project in the US or Canada, and one of only two on the East Coast (the other being a 32-unit project). The building is also a NYSERDA Energy $mart Building. In addition, the cottages and caretaker’s unit that are part of this senior community achieved LEED Gold certification.

The Birches at Chambers is the fifth affordable community developed and managed by Birchez Associates LLC of Kingston. Completed in spring of 2010, the 66 apartments are for seniors age 62 and over, at up to 60 percent of area median income. The units are powered by solar thermal and photo voltaic (PV). All units are handicapped ready and many are handicapped accessible.

Maurice Hinchey salutes Hudson Valley LEED Platinum award winner

Kingston, NY, 7-11-2011  At a panel on “Green Housing & The Baby Boomers,” U.S. Representative Maurice Hinchey (D-NY 22nd District) spoke of the significance of healthy green buildings, especially so when it is provided at the affordable senior housing level. At the presentation held at The Birches at Chambers, Hinchey spoke with pride that his district now has a LEED Platinum award winner in the multifamily category, the only one in the Hudson Valley.

Hinchey is shown here with Steven L. Aaron, the Founder and Managing Member of Birchez Associates LLC, the developer and management company for The Birches at Chambers. Hinchey addressed an audience of elected officials, business and civic leaders during the presentation at Birchez’ latest senior community in the town of Ulster.

The event, “Green Housing & The Baby Boomers” covered issues of health and dignity for seniors, especially with the start of the  impact of the burgeoning Baby Boomer wave upon the country and the county. Hinchey honed in on how important LEED Platinum is to The Birches at Chambers, a 66-unit community adjacent to Chambers Court, the 72-unit original Birchez’ senior housing community completed just seven years ago.

The Birches at Chambers is now in an elite international group that has achieved LEED Platinum, developed by the US Green Building Council. The largest East Coast affordable low-rise multi-family housing project, this is the third largest in the US or Canada to earn this certification. Additionally, The Birches at Chambers is:

  • One of only five multi-family Platinum projects in the state of NY.
  • Third largest affordable project in the state of NY.
  • Ninth largest low or mid rise multi-family (including custom and market rate) in the US and Canada.
  • Only multifamily project in the Hudson Valley to achieve LEED Platinum.

In addition to using local workers on the construction, Aaron pointed out the local sourcing of the solar panels which both helps the local economy and decreases the use of fossil fuels in transporting materials.

Other panelists were Greg Watson, Assistant Commissioner for Regional Affairs, NYS Homes and Community Renewal (NYS HCR), William C.  ”Willie” Janeway, Region III Director, Department of Environmental Conservation (DEC), Michael Hein, Ulster County Executive Officer, LaMar Hasbrouck, MD, MPH, Director of Public and Mental Health for Ulster County, Joseph Malcarne, LEED AP, member of the US Green Building Council and President of Malcarne Contracting, and the host of the event, Steven L. Aaron, Founder and Managing Member of Birchez Associates.

Following the panelists remarks and the presentation of the LEED Platinum award to Steve Aaron and his wife Judy who contributed to design work (both interior and exterior), attendees were treated to tours of the building including mechanical rooms to see how the solar thermal  and photovoltaic panels, high efficiency condensing boilers and state of the art circulating pumps all came together to help towards the LEED Platinum designation.

The tours of the building included the fitness studio with a specially trained senior fitness instructor, crafts room, library/game room, computer lab, and much appreciated on a hot day, the state of the art theater which cooled visitors after spending time in the warmth of the mechanical room. To the left is a partial view of the array of solar thermal and photovoltaic panels on the roof of the main 62-unit building which received the award. (LEED Gold was attained for the cottage units and caretaker’s home.)


‘Green’ senior housing receives praise

KINGSTON, 7/12/2011 – As Ulster County’s population ages and energy resources grow scarcer and more expensive, there will also be a need for more affordable housing, especially for those on a fixed income, and the working public.

The Birches at Chambers, in the Town of Ulster, is a 62-unit senior affordable housing complex, and it’s the first multi-unit facility in the Hudson Valley to be given a Leadership in Energy and Environmental Design (LEED) award for its green building technology.

Willie Janeway, regional DEC director, said as housing remains in demand for baby boomers and the workforce, this housing fits the bill.

“The state is encouraging and doing all it can to support housing such as the housing we are celebrating today that is affordable for seniors and is also built ;green’, Leadership in Energy and Environmental design (LEED), which is the gold standard for environmental green building,” he said. “It makes it more sustainable and in the long term it will save money.”

Congressman Maurice Hinchey (D-Hurley) said the project could serve as a model around the nation.

Steve Aaron, founder and managing partner of Birchez Associates, thanked Hinchey and other local officials like Ulster County Executive Michael Hein for helping to create a climate that’s conducive to go green on a mass scale.

Hein praised Aaron’s efforts to combine some future pressing needs to build more affordable housing that will have less impact the environment.

“It’s an enormous undertaking that you’re meeting the highest standards of building (technology),” said Hein. “We have to make sure places like this exist, so people can live with dignity regardless of their financial means.”

Aaron’s Birchez Associates opens fifth affordable housing facility in Ulster

The enigma stealing sleep from the burgeoning legion of baby boomers – “Where can I afford to live when I retire? Will it be safe? Will it be clean? Will I be lonely?” – just got a little easier to figure out.

Dignitaries from the county and state joined other people of influence and three full tents of perspiring seniors during last Thursday’s oppressive heat wave to cut the ribbon commemorating some 75 seniors  (62 and older) moving into the fully sustainable and LEED-certified 66 newly-constructed, 600+ square-foot apartments at Birches at Chambers on Maple Lane in the Town of Ulster. Chambers is fifth in a line of desperately-needed affordable housing projects in Ulster County built by developer Steve Aaron; his previous projects include Chambers Court, Birches at Esopus, Birches at Saugerties and Birchwood Village. The $16 million complex will be the first platinum-rated LEED-certified project of its kind in Ulster County.

Imagine paying a fixed monthly rent between $596 and $721 for a one-bedroom apartment. What would you get? Well-lit, freshly-carpeted halls with security cameras? Laundry rooms furnished with handicapped-accessible, brand-new machines for the long-gone bargain price of $1 a wash on every floor? A secure computer room with four flat-screen panel monitors? A free gym filled with new machines and classes just an elevator ride away? A beautifully furnished library with games and a community room with a kitchen and French doors leading to a patio? Media room with kitchenette? Would you expect beautifully kept grounds with a full-time groundskeeper and state-of-the-art security? In all likelihood, no, but Aaron’s new project promises all those amenities.

The community was designed for those who earn less than 60 percent of the area median income (currently $29,480 for a single person). The shift to friendlier colloquialisms reflects our slowly evolving views on affordable housing. Aaron emphatically concurred with the opening ceremonies speech given by County Executive Mike Hein when he stated, “It’s not about bricks and mortar, it’s about people – dignified housing for people.”

Aaron explained that his company has been dedicated to answering seniors’ and working families’ mounting housing crisis and has “gotten a little smarter” with each project. “We didn’t start off wondering what to do to be LEED-compliant,” Aaron explained. “But we found that we were already doing all that anyway.”

Birches at Esopus and Saugerties got the ball rolling forward with Energy Star appliances and energy-efficient radiant floor heat. Aaron took the Birches at Chambers project all the way, by including even more things like 97 percent-efficient Swiss-made boilers to accommodate the smart-design European heating system and solar hot water heaters. There are also energy recovery units recycling air through HEPA filters also pouring into a series of cooling condensers for air conditioning, eliminating the potentially harmful bacteria that collect in vents and ducts and saving big money for residents on extra-tight incomes.

Birchez is also referred to as “phase two”, conjoining the 2005-built Chambers Court community, oriented for 55 and older active lifestyle seniors. Aaron broke ground for Birches at Chambers in February 2009 to build the facility for residents with mobility issues. A community dining hall is in the works, at which point Birches at Chambers may likely go in the direction of assisted living, he said. Each apartment does have a kitchen (equipped with Energy Star appliances), however, those residents who do not cook rely upon the Meals on Wheels program.

Elant Home Health Care has an office in Birches and holds twice-weekly wellness clinics. ”We meet with the families, and if they opt for services we link with their primary practioner and devise care plans,” Elant health coordinator Kelly Ketcham explained. The goal, Ketcham stressed, is, “to keep people in their home setting, prevent hospitalizations and nursing home placements.” She added, “I do this for my head and heart, because that’s what I would want done for me.”

Aaron, who sits in good company on the executive committee of the Ulster County Housing Consortium, has his eyes on the horizon line of several locations including Fishkill, New Paltz and Ellenville. Aaron recently also submitted a building proposal in the Town of Rosendale in response to their request for affordable senior housing.

A myriad of agencies came together to make the building possible, including Enterprise Community Investments who notably found investors to actually finance portions of the project during this tight-fisted economy. One such financier was the “Oracle of Omaha” – Warren Buffett, who according to Aaron, has been financing affordable housing for years.

It did not come together without some issues, though. Aaron, who supported and employed former Town of Ulster supervisor Nick Woerner, got into a dispute earlier this year over alleged safety issues at Chambers Phase II with the town board led by the man who beat Woerner, Supervisor James Quigley. The spat held up the project’s temporary certificate of occupancy, which held up some of the first residents’ moving-in dates. Charges and counter-charges flew between Aaron and Quigley, but the dispute was resolved on March 31, allowing residents to claim their apartments.

They love it here

A group of residents rested in the bright, crisp entrance room from the day’s oppressive heat during the ribbon-cutting and subsequent luncheon, talking excitedly in a group about their appreciation of the new facility. Resident Clara McGill said that she always enjoyed visiting Kingston as a place to shop and dine, but never before considered living there until Birches at Chambers was built. “I have rented most of my life, and I have never seen anything like this place. It’s incredible here. Sometimes I even feel guilty for having this place,” McGill said. Lifelong Kingston resident “Mary” agreed. “We have fallen into a gold mine here. It was a little rough in the beginning, but I don’t think we could ask for a better place to live. The amenities are incredible.”

The residents commented on how often they see Aaron and his wife Judy, and how easily they can communicate with the couple. They love the decor (for which Judy is responsible), the fitness studio, their apartments (“It’s beautiful!” they crooned), and asked the Kingston Times to put out a message of sincere thanks to everyone on their behalf; to the Aarons, groundskeepers, maintenance and security.

Affordable, sustainable senior housing in Kingston

Clara McGill has lived at the Birches at Chambers with her husband for the past two months. And her experience has been more than she expected. ”I’ve rented most of my life and I’ve never seen anything so beautiful, it’s beautiful. And it has everything,” McGill said.

Everything, for just about $770 a month. The 66-unit apartment complex is one of Ulster County’s newest in affordable housing.

“People’s incomes have dropped who perhaps have put money away for retirement and perhaps they’re forced out of their houses or apartments because they can’t pay market rent. People are living longer and the baby boomers are coming of age. So it’s a significant need,” said Steve Aaron of Birchez Associates.

And while the newest of Steve Aaron’s four affordable senior housing complexes tries to fill that need, it also aims to meet others. According to Michael Colgrove, a representative from the New York State Energy Research and Development Authority, “this building will use about 25 percent less energy then had it been built with normal construction practices.”

The main building in the complex was recognized as being a New York Energy Smart building. It also qualifies for Platinum LEED certification, which is the highest achievement in sustainable construction.  ”Which makes it a building that has been adhering to best practices is the type of mechanical equipment that’s used. For example the boiler is high efficiency boiler that modulates, it has a brain to it so to speak,” said Joseph Malcarne, an energy consultant.

The building also features a radiant heating system in the floors and plans are in place to install solar panels to heat the buildings water supply and offset some electricity costs.

“This construction shows that it can be done, you can meet the highest standards of environmental construction while still building affordable housing,” said Ulster County Executive Mike Hein.

And for resident Clara McGill, green meant much more than just lowering her electric costs.

“The trees, the flowers, everything is so beautiful,” McGill said.


Resident Profile: Gerald Haskin

TOWN OF ULSTER, NY, July 1, 2010– When you ask Gerald Haskin about his life, you’ll get a lot of information in return: he’s worked plenty of jobs since growing up in Mayville, NY, including working for the Grange League Federation (or GLF, which later became Agway), selling cars, delivering mail, selling life insurance, and even firing the boiler of a milk factory.  He’s fathered five children with his wife of 64 years, with whom he shares an apartment in The Birches at Chambers.  And there’s the Purple Heart he earned while serving in the Pacific Theater during World War II.

Of course, while he tells you all of this, Gerald says, with general understatement, that it’s a “pretty uneventful life.”

These days, Gerald takes things a bit slower.  A few years ago he underwent an operation to remove calcium deposits in his lower vertebrae, a problem that was keeping him from getting around on his feet too well.  While he’s still not as quick as he used to be, Gerald is finding his apartment’s close proximity to the building’s amenities quite convenient. “We ended up on the second floor,” he says.  “With the laundry room, the elevator, and the trash room all close by.”

Gerald and his wife moved to the Hudson Valley area about five years ago to be closer to their daughter, son, and grandson, all of whom live in the area.  Prior to moving into The Birches at Chambers, the couple lived in a senior housing development in Kingston.  While it was a nice place to live, Gerald says that the building’s age drove the utility costs way too high.

“It was about 40 to 50 years old,” he says of his old home.  “And it had those old metal windows.  And 40 or 50 years ago, they were probably a great thing. Back then nobody worried about what was going to happen to them 30 or 40 years later, with keeping them up. So when the wind blew outside, you felt it.  The air conditioning system was that old and the heat was the old electric baseboard on the floor. We ended up with an electric bill of $250 a month.”

But now he’s living in a new apartment—and it’s brand new, which is one of the best things about living at The Birches.

“My son, he said, ‘oh, you’ll like it,’” recalls Gerald of hearing about The Birches at Chambers.  “‘You’ve got about just as much room as you had in the other place, and it’s all new, so you can’t lose.  And you won’t have a $250 electric bill!’ he adds with a laugh. The Birches at Chambers average electric bills are closer to a tenth of what Gerald used to spend – and the heat’s included in the rent.

The Birches at Esopus wins State Recognition

The New York State Association for Affordable Housing (NYSAFAH) awarded The Birches at Esopus a 2010 NYSAFAH Award for Excellence Winner at their annual conference on April 29.

In supporting the state-wide recognition by NYSAFAH, Congressman Maurice Hinchey commended Steven Aaron and Birchez Associates in addressing the need for affordable housing projects in rural communities.

Cited in the award application is the New York State Energy Research & Development Agency’s (NYSERDA) recognition of The Birches at Esopus as a New York Energy $mart Building. The projected utility costs are over 30% lower than other new apartment complexes built to current energy code in the State. The Birches at Esopus community is the first affordable housing development in the town of Esopus, a community which covers 40 square miles. The Birches at Esopus serves area seniors, aged 55 and over, who are at 60% of median income or less. The community offers on-premises staff including the role of the Senior Advocate, held by Alice Tipp who had served for thirty years as a county legislator. Strategic partnerships have been formed with both Elant, Inc., headquartered in Goshen, N.Y., and Signature Fitness of Kingston, N.Y. Signature Fitness owner John Perry designed the fitness studio to meet senior exercise needs and has provided a fitness trainer – at no cost to residents.

Amenities include a media room, fully equipped computer lab and fitness studio, a library/game room, crafts room, and a spacious community room with a full kitchen for residents’ parties and events. To further complement an active life style for its senior residents, the grounds offer a bocce court, grill area, patio spaces, gazebos and paths. The Birches at Esopus offers 80 rental residences for seniors.

May 28, 2010 “Business Headlines”: Birchez Associates received the Project of the Year award in the “upstate” category at the New York State Affordable Housing Conference and New York State Housing Finance Agency’s 50th Anniversary Luncheon in New York City.

The award recognized the Kingston-based firm’s The Birches at Esopus, an 80-unit affordable senior housing community in Ulster Park. Steven Aaron is founder and managing member of Birchez Associates.
